Zoning Board approves traffic mitigation payment clarification for Murphy's Farm.

Zoning Board of Appeals · Meeting of April 16, 2026

DRACUT — Zoning Board approves traffic mitigation payment clarification for comprehensive permit. Chair Brian Lussier and members Scott Mallory, Warren Hunt, Jr., and Edward Brown unanimously approved an insubstantial modification to the Comprehensive Permit for The Homes at Murphy's Farm at 231 Wheeler Road, clarifying that the Town of Dracut will receive $100,000 in traffic mitigation payments upon issuance of the 100th occupancy permit. The modification resolved uncertainty created when the applicant settled separate litigation with the City of Methuen.

Town Counsel Ethan Dively advised the Board that Methuen has agreed directly with the applicant on its settlement payment.
