Zoning Board approves insubstantial modification to Murphy's Farm permit
Zoning Board of Appeals · Meeting of February 26, 2026
Dracut Zoning Board unanimously approves insubstantial modification to The Homes at Murphy's Farm comprehensive permit. Chair Brian Lussier explained the Board's original permit was appealed to the Housing Appeals Committee, prompting both parties into mediation; the negotiated outcome includes a unit-count increase within the ten-percent threshold allowed under state 40B law, sewer and water tie-in fee adjustments, and a reduction to Murphy's Way. Town Counsel Ethan Dively stated that if the modification is approved by end of day February 27, 2026, the applicant's attorney and Town Counsel will move to dismiss the Housing Appeals Committee appeal, with the Methuen Land Court case stayed pending that resolution.
